Real estate listing language captures things that income and demographic data miss. This project applies sentence embeddings and Self-Organizing Maps to MLS listing remarks across Mecklenburg County, NC to cluster listings by how they describe a neighborhood and tracks how those clusters shift over time.
The vocabulary realtors reach for reflects and reinforces neighborhood change before it shows up in traditional indicators.
